Roof inspection

There are many systems and components included in the complete home inspection process and one of the most important systems is the roof. A home inspector is checking for visible defects of a roofing system and some parts of a roof system may not be visible. However, moisture damage can reveal that parts of the roofing system were either not installed properly or have deteriorated over time. For example, flashing is the metal trim that directs water onto the shingles and underlayment. If flashing is deteriorated or not installed properly this can lead to roof leaks. Flashing is noticeable in open valleys and around chimneys and dormers, vent pipes and skylights.
Any time an inspector observes defects as mentioned above, these defects should be included in the inspection report along with recommendation for further evaluation by a licensed roofing contractor.
